Every week, properties head to foreclosure auction with liens attached that their owners have given up on. We teach you how to find those liens, take control of them before the sale, and get paid when the property sells.
You optioned an $18,500 judgment lien in 2nd position. The sale pays liens in order, and your lien plus accrued interest gets paid before anything goes back to the owner. Illustration only. Real results depend on the sale, the liens ahead of yours and state law.
Most people who win a judgment never collect it. They do not know which property to watch, what to file, or how to get paid before a sale wipes them out. You step in with an offer they understand.
Spot a property that is weeks from a foreclosure sale and has a judgment or junior lien recorded against it, with enough equity to reach that lien.
Buy the lien at a discount, or option it for $1 and pay the creditor only after the lien pays. Record the assignment so the payout comes to you.
When the property sells at auction or before, the title company or the clerk pays the liens in order. You collect, pay the creditor what you agreed, and keep the spread and interest.
Lowest price, your cash at risk. Best once you can read a deal.
No money out of pocket. Interest that builds on the judgment can be your profit.
No up-front cost to either side. Good for older judgments.

No. The option method lets you control a lien for a token amount and pay the creditor only after the lien is paid from the sale. Purchasing liens outright does take cash, and we teach when that makes sense.
No, and you should not. You work with the creditor who holds the lien, their attorney, the trustee or clerk running the sale, and the title company. Many states strictly regulate dealing with homeowners in foreclosure, and our method stays away from that.
No. ASHTE provides education, research tools and deal tracking. We are not a law firm. Have a licensed attorney in the property's state review your agreements before your first deal.
It depends on the deals you work, the sale prices, the liens ahead of yours and each state's rules. Some deals pay in weeks, some take months, and some do not pay at all if a sale is cancelled. We do not promise earnings.
Our team and research agents pull public foreclosure, sheriff sale and trustee sale records, then vet each one for equity, lien position and timing before it goes into the search.
